Federal Government Schemes
Home Guarantee Scheme Expanded — Effective 1 October 2025
The Federal Government has removed all income caps, removed all annual place limits, and significantly raised property price caps for the First Home Guarantee. Every Australian first home buyer with a 5% deposit can now apply.

Family Home Guarantee
- - Single parents and single legal guardians
- - 2% deposit, no LMI
- - No income caps (1 Oct 2025 expansion)
- - No annual place limit
- - Previous home owners eligible
First Home Super Saver Scheme
- - Save deposit in super (tax effective)
- - Withdraw up to $50,000 (couples $100k combined)
- - Voluntary contributions only ($15k/year max)
- - Tax savings on contributions (15% vs marginal rate)
- - Available to all first home buyers
Regional FHB Guarantee
Consolidated into the expanded Home Guarantee Scheme from 1 Oct 2025.
- - Regional buyers use the standard FHBG (no separate place quota)
- - Lower price caps apply outside capital cities
- - Must have lived in the regional area for 12+ months
