First Home Buyer Grants 2025: State-by-State Guide

Every grant, concession, and government scheme available to first home buyers across Australia – updated for 2025.

Federal Government Schemes

The federal government offers several programs to help first home buyers get into the market with a smaller deposit and avoid Lenders Mortgage Insurance (LMI).

First Home Guarantee (FHBG)

Buy a home with just 5% deposit without paying LMI. The government guarantees up to 15% of the property value.

First Home Guarantee Details

  • Deposit required: 5% (vs. 20% normally)
  • LMI savings: $10,000 - $30,000+
  • Places available: 35,000 per year
  • Income cap (single): $125,000
  • Income cap (couple): $200,000 combined

Regional First Home Buyer Guarantee

Same as FHBG but specifically for regional areas. 10,000 places available per year with regional price caps.

Family Home Guarantee

For single parents with dependents. Buy with just 2% deposit without paying LMI.

First Home Super Saver Scheme (FHSSS)

Salary sacrifice up to $15,000/year (max $50,000 total) into super, then withdraw for a home deposit. Save on tax since super contributions are taxed at 15% vs your marginal rate.

New South Wales

First Home Buyer Assistance Scheme (Stamp Duty)

  • Full exemption: Properties up to $800,000

  • New and existing: Both eligible

First Home Owner Grant (New Homes)

  • Grant amount: $10,000
  • Property cap: $600,000 (new home value)
  • Eligibility: New homes or substantially renovated homes only

NSW Shared Equity Scheme

Government co-owns up to 40% of a new home or 30% of existing home. You pay the mortgage on your share only.

Victoria

First Home Owner Grant

  • Grant amount: $10,000
  • Property cap: $750,000
  • Eligibility: New homes only (including off-the-plan)

Stamp Duty Concessions

  • Full exemption: Properties up to $600,000
  • Reduced duty: Properties $600,001 - $750,000
  • Principal place of residence: Required

Victorian Homebuyer Fund

Government contributes up to 25% of purchase price (shared equity). You buy the government's share over time.

Queensland

First Home Owner Grant

  • Grant amount: $30,000 (increased in 2024!)
  • Property cap: $750,000
  • Eligibility: New homes, substantially renovated homes, or owner-built homes

Queensland's $30,000 Grant

Queensland offers Australia's most generous first home grant at $30,000 (increased from $15,000 in 2024). This makes building or buying new in QLD very attractive.

Transfer Duty Concessions

  • Full concession: Properties up to $700,000 (vacant land $350,000)
  • Reduced duty: Properties $700,001 - $800,000

Western Australia

First Home Owner Grant

  • Grant amount: $10,000
  • Property cap: $750,000
  • Eligibility: New homes only

Transfer Duty Concessions

  • Full exemption: Properties up to $430,000
  • Reduced duty: Properties $430,001 - $530,000

Keystart Home Loans

WA's government lending program. Low deposit (2-5%), no LMI, flexible income requirements. Great for those who don't qualify for traditional loans.

South Australia

First Home Owner Grant

  • Grant amount: $15,000
  • Property cap: $650,000
  • Eligibility: New homes only

Stamp Duty Relief

  • Full exemption: Homes up to $650,000 (or land up to $400,000)
  • Sliding scale: Reduced duty $650,001 - $700,000

Tasmania

First Home Owner Grant

  • Grant amount: $30,000
  • Property cap: $750,000
  • Eligibility: New homes only

Stamp Duty Concessions

  • 50% discount: On transfer duty for first home buyers
  • Property cap: $750,000

Australian Capital Territory

Home Buyer Concession Scheme

The ACT has abolished the First Home Owner Grant but offers stamp duty concessions:

  • Full exemption: For eligible first home buyers
  • Income threshold (single): $170,000
  • Income threshold (couple): $260,000
  • Property cap: No cap, but income-based

Northern Territory

First Home Owner Grant

  • Grant amount: $10,000
  • Property cap: No cap
  • Eligibility: New homes only

Territory Home Owner Discount

Stamp duty discounts on both new and established homes for first home buyers and owner-occupiers.

Eligibility Checklist

Common requirements across states (check specific state requirements):

  • Australian citizen or permanent resident
  • Over 18 years of age
  • Never owned property in Australia before
  • Intend to live in the property for at least 6-12 months
  • Property value within price caps
  • Meet income thresholds (for some schemes)

Partner Owned Before?

If your partner has owned property before, you may be ineligible for first home buyer grants and concessions – even if you haven't owned. Check your state's specific rules carefully.
